About us

The Impact&Places partnership Bridges ambition and delivery through investment, and regeneration.
The Impact&Places Partnership is a joint venture between Capital&Centric, Swiss Life Asset Managers, and The National Housing Bank that was formed in 2025. The partnership brings together complementary expertise in development, investment, and regeneration across England.
Formed with a shared ambition to do things differently, the Impact&Places Partnership is built on the belief that successful regeneration goes beyond buildings. It is about creating places that work for communities and for local economies. By combining private sector agility with institutional capital and nation-wide insight, we are able to take a more patient, purposeful approach to development.
Our focus is on delivering high-quality, residential-led mixed-use places that respond to the character and needs of each location. From rooftop terraces to resident lounges and buzzing ground-floor cafés, our amenities create neighbourhoods that are built to improve the resident experience.
We prioritise projects where the partnership can add real value by revitalising underused sites, supporting inclusive growth, and creating environments where people want to live, work, and spend time.
The Impact&Places Partnership is designed to bridge the gap between ambition and delivery. It brings together the multi-award winning creativity and track record of Capital&Centric, the investment strength of Swiss Life Asset Managers, and the government backed perspective of The National Housing Bank in enabling housing and regeneration. This alignment allows us to move at pace while maintaining a clear commitment to quality, sustainability, and impact.
The partnership's approach is collaborative and place-led. This is achieved through working closely with local authorities, combined authorities, communities and partners to shape developments that are grounded in context and deliver lasting benefits.
